With a population of 1.95 Million and growing at 100,000 per annum, Brisbane’s population will top 3.6 Million by 2040. The Gold Coast is also tipped to be the first non-capital area to top the 1,000,000 mark, by 2040.

By this time, the Sunshine Coast is predicted to have a population of 400,000. Even Toowoomba is predicted to top 200,000 and Townsville 275,000, with Cairns on 250,000.

Based on a new study by the Real Estate Institute of Qld, I doubt it.

Using the past 5 years to project future values, the REIQ predicts that in as little as 7 years the median price for Brisbane houses generally will top the $1 Million mark.  At present, 5 Brisbane suburbs already top the $1 Million dollar median mark - Ascot, Hamilton, Pullenvale, St Lucia and New Farm.

However, the REIQ projections suggest before this decade is out, over 100 of Brisbane’s 138 suburbs will have median values in excess of of $1 Million – suggesting now is the time for Buying Qld Investment Properties.

Further, Brisbane’s two close cousins – The Gold Coast and the Sunshine Coast – will follow suit, by around 2025 and 2030 respectively.  By this time, not a single suburb in these areas will have a median below $500,000.

As with all these things, REIQ are quick to point out that these projections are based on current data and could be significantly impacted by unforeseen future events.

However, if now is not the time for Buying Qld Investment Properties – then when is?

This article explores why NOW is the time to buy investment properties in Qld.

The first reason is a growing shortage of Investment Properties in Qld.

Despite many strong years of property building,  Queensland currently has a housing shortage of around 8,000 dwellings.   However, HIA estimates show that during the next 10 years Queensland needs to build 471,000 properties, considerably ahead of the 351,000 dwellings built in the last decade.

The second is population growth. Projections by the Australian Bureau of Statistics  show Queensland’s population doubling to almost 9 million by 2056, around 50% of which will be housed in the state capital, Brisbane.

Generally these are skilled migrants who impact positively on the Queensland economy.  Along with a strong resources sector, high net migration – both internally and from abroad – helped in assisting Australia avert a recession.

Many migrants and those moving into the Resource rich Regions prefer to rent initially, against a background of Queensland not keeping up with demand, increasing rents, and tight rental vacancies.

All this creates a climate in which NOW is the best time to buy Investment Properties in Qld.

Increases in house prices have far out-paced increases in incomes during the past decade.  In 1999 the median house price in Brisbane was $148,000; by December 2009, this had increased a massive 205%, to $452,000. This represents an annual growth of 12.0 per cent per annum.

By contrast, full-time earnings have increased from $36,847 to just  $63,102, an increase of only 71.3 per cent.
